Use of bedding, towels, cosmetics and food available in the houses. Also, the use of the outdoor portable fire pit, the consumption of wood for the use of the indoor fireplaces and fire pit, the consumption of electricity and water as well as the hospitality tax to the municipality.

What we don't do and trust in mutual consideration instead

We have not yet introduced any security deposit as we trust that guests will report any losses to us. And as far as we know, they do.

The fee for a dog is 500 CZK/dog/stay. The stay of dogs, size of breeds and their possible number must be consulted in advance and the presence of pets must be agreed upon. We ask that they do not go on beds, ideally not on sofas either. There is a dog bed in each of the homes. Guests with dogs are also asked to vacuum thoroughly before leaving so that the housekeepers will find the cleaning afterwards more manageable. The grounds of the holiday homes are not fenced and there are cows and horses in close proximity (Horka89, Kaménka8), or there is an adjacent road.

General rules for sustainability

The capacity of the holiday homes is determined by the number of standard beds (Horka89 > 6 places, Kaménka8 > 8 places, Chřibská90 > 4 places). In all houses there are also very comfortable extra beds, possibly mattresses and sometimes in the summer season teepees. The number of guests has an impact on the price (as well as on the consumption, cleaning requirements, etc.), so please be transparent about both the number of guests and the price. If we feel that this request has not been met, we will either politely inquire or - because it is also uncomfortable for us - reserve the right to revoke access to the homes without comment.

Arrival is usually possible after 3pm, by arrangement earlier is often possible.
Departure is always by arrangement.

The guest will be notified by email to make the payment. If the client makes a cancellation order, the accommodation provider will take the cancellation fee from the total price according to the cancellation policy, see below. If your stay starts in 21 days or less, the full amount of the accommodation is payable upon confirmation of the booking.
  • The host reserves the right to cancel a reservation due to the need to carry out maintenance on an unexpected date or for technical reasons.

  • The municipal fee for the Chřibská90 excursion house is 12 CZK/person/night. Fees are not included in the price of the stay, payable in cash on site.

Cancellation policy

  • Given the way we operate the use of the holiday homes, we do not charge any cancellation fees for repeat guests during off-season dates and rely on the thoughtfulness of our guests. In the event that a guest cancels a stay repeatedly (i.e. more than once), we reserve the right to require payment at the time of booking and the price of the stay will be non-refundable. In full season (July-August, Christmas, Easter) it is possible to cancel the stay up to 21 days before the start of the stay. After this period, the full price of the stay will be forfeited. The accommodation provider will make every effort to fill the vacant dates and subsequently compensate the original guest for at least part of the unfulfilled stay, but no claim will be made in this respect.
  • We reserve the right to ask for a 50% deposit in the case of first time guest bookings. The deposit is non-refundable.
  • In exceptional situations, the provider may waive the cancellation or damage fee in full or in part, the decision to do so rests solely with the provider.
  • Guests have the option to take out cancellation insurance. The accommodation provider must provide all the necessary information and documents to enable the guest to make a claim and claim the insurance premium.
  • In case of serious circumstances, the provider may agree to change the booked date without a cancellation fee, this is at the provider's discretion.
  • In case of an early cancellation of the accommodation by the client (guest) without the fault of the provider, the provider is not obliged to refund the paid price of the accommodation to the client in any part. The client acknowledges that the non-refunded part of the purchase price for the accommodation services cancelled early by the client constitutes the provider's right to compensation in accordance with Section 2330 (2) of the Civil Code.
  • No cancellation fee shall be required by the provider in the event of the occurrence of objective, serious causes leading to the cancellation of the accommodation contract, such as death in the family, hospitalization, natural disasters, accidents, etc. The guest must prove these facts with appropriate documents within 7 calendar days of the occurrence of the objective reasons in writing to the above address of the provider.

Security

  • The provider will inform the guests about the use of the electronics, outdoor grill, fire pit, indoor fireplace via the website or by phone at the guest's request.
  • When leaving the holiday home, the guest is responsible for checking the electrical appliances (turning off the electric oven, hob), turning off the lights, closing all windows and fireplaces. The guest will ensure that the property is locked from all entrances upon their departure.
  • The guest shall take extra care when handling fire and observe all safety instructions and general regulations. Open fires are only allowed in the outdoor fire pit, which is designated for this purpose. Always extinguish the fireplace when leaving. The guest shall ensure that the fireplace door (indoor fireplace) is always closed.
  • Always follow safety guidelines when using an outdoor fire pit so that you do not endanger yourself, anyone else or the nature. Use extra caution.
  • Care must be taken on the indoor staircase, the stairs can slip and there is a risk of injury.
  • It is the guest's responsibility to report any changes or deficiencies that occur during their stay immediately.
  • Smoking is not allowed inside the holiday home. There are CO2 sensors in the houses that automatically activate when the CO2 sensor is triggered.
  • Everyone present is obliged to immediately report fire hazards, situations requiring police intervention or medical treatment and to do everything possible to prevent the spread of fire and imminent danger.
  • The provider shall not be liable for injuries or damage to property caused by insufficient snow removal around the premises or by snow falling from the roof.
  • Insurance is not included in the price. The operator is not liable for injuries or damage to or theft of property or liability for damage to third parties.
  • The night time is from 10 pm to 6 am. Avoid activities that would excessively disturb the surroundings and contradict good manners or disturb neighbours.
  • Guests must have a charged phone available during their stay in case of emergency.
  • Do not leave children unsupervised in the property or its immediate surroundings. Their safety and any damage caused by them is always the responsibility of the legal guardians or the person accompanying the child. Especially near the pond.

We believe that these general conditions and guidelines will be understood not as a restriction on guests or their enjoyment, but as a relationship that leads to the sustainability of the operation of the holiday homes.

Sincerely,
Jindra Strejčková
