So you're getting ready? We're so excited! You won't find any labels, signs or instructions in the house. So when you're wondering how to start the heating properly without triggering the alarm, or if there's some charcoal for the barbecue, make yourself a cup of tea or coffee and just read here. And if that doesn't help, call me or our precious housemaid anytime.

Alarm

The house has an alarm system with a connection to the PCO (central protection console). There are motion sensors, a smoke sensor and 2 camera traps that react when the alarm is triggered.

Upon your arrival the alarm will be disabled. You have a chip on one of the keys. If you want to set the alarm when you leave, just press the red lock button and leave within 20 seconds. When you get back, press the green button and place the chip on the closed keypad. There is no need to open the keypad, the chip reader is in the flip-out part.

If the alarm is triggered, don't worry, they will call me or the housekeeper, we will check out the situation and have the alarm turned off.

Equipment

The house and the garden with an orchard are fully at your disposal. You can enjoy everything, walk everywhere, open every cabinet and make yourself at home. The attic and the cellar are not renovated, so they serve as storage rooms for now, but in the future there will be a play area for children under the roof and a mini spa in the cellar. Dreams are there :)

There is equipment for up to 15 guests (more by agreement), we will be happy to prepare everything you need. Just tell us.  And feel free to make up your own ideas, we love doing it.

If you miss anything, we'd be happy to hear your feedback.

WiFi, TV & devices

The WiFi is stable and strong, with coverage everywhere in the house.

Network name: jin / no password

There is one TV with Netfix and Skylink. It can be moved around freely.

There is also a Bose Soundlink portable speaker in the kitchen that can be taken in the bathroom or outside. In the desk drawer in the room with a chest you will also find various cables, chargers and adapters. Feel free to use anything, just please return it to its original place afterwards. Thank you!

Bathrooms

There are two bathrooms in the house - one with a shower and rain-shower, the other with a bathtub and a washing machine. Towels and bath towels, cosmetics, hairdryer and feminine hygiene products are all provided.

A washing machine and detergents are also fully stocked, just please do not wash the bed linen, they have to go to the dry cleaners anyway. The dry cleaners will not only wash, but also disinfect and sanitize it.

We've found that washing linen in the house isn't any more cost-effective - when you add up the running costs of water, energy and emptying the septic tank, it's not cheaper.

The bedrooms are minimalist, kind of contemporary monastic cells. In each bedroom you will find a double bed, storage space for clothes, a desk, a chair, bedside tables and lamps. The upstairs bedrooms also have extra beds.

Bed linen, should you need a spare, is in the red chest of drawers upstairs, as are the sauna sheets. Other bedding (duvets, pillows, sleeping bags) are in the black and white bags upstairs + in the wooden chest.

Other sleeping options

There are two extra beds in the house - comfortable sofa beds 190x105. The sofas in the living room and hall are XXL (four-seater) and can also be comfortably used for sleeping. Smaller children can sleep on them in two. There are 6 mattresses in the house + two inflatable double beds, we can prepare them on request.

From May to September there is a tee-pee (Nordisk Alfheim 19.6) with a capacity of 6-8 people. It can be prepared in the glamping or camping style.

Service

All homes are taken care of by a local housekeeper, a housemaid and a gardener, who are available if needed. We really want our guests to come and relax - so we are happy to provide any service we can (babysitting, home-made eggs, extra equipment such as monitors, printer, etc.). Feel free to make up your own ideas, we love to spoil our guests.

Home*office & *school

  • External monitors with HDMI (4 pcs)
  • Printer with scanner A4, laser, black and white HP Neverstop Laser MFP
  • The desks are in the upper rooms. The room with the canopy bed has a folding desk. It is also comfortable to work in the lower rooms. We have 6 comfortable chairs for long sitting.

Cleaning products

You shouldn't need them, but just in case, you can find spare toilet paper or cleaning supplies in the wooden cupboard in the hallway outside the kitchen.

For dog buddies

A bed, bowls and dog shampoo is ready for your smaller dogs. The bigger ones will have to find another way. The house cannot be designed as anti-allergy, due to its location in the middle of a grassland. Therefore, there is no reason not to welcome dogs. For people with allergies to pollen and dust, we do not recommend a visit in late June/early July when the hay is being harvested and a farmer drives by with bales.

There is a Dyson air cleaner and ozone lamp for those with allergies. If we know in advance, we are happy to disinfect the house as much as possible.

The fee for a dog is 500 CZK/dog/stay. The stay of dogs, size of breeds and their possible number must be consulted in advance and the presence of pets must be agreed upon.

Laundry maintenance

A washing machine including detergents is available in one of the bathrooms. For further laundry care you can find:

  • Clothes rack
  • Ironing board
  • Iron

Please do not wash the linen and towels, we take it to the launderette where the linen is not only washed but also disinfected.

Warmth in the house

The house is heated by electricity during the winter. The heating unit is in the hallway outside the kitchen. When you arrive you will have the house heated, radiators on medium positions. Adjust the temperature on the radiators if necessary. If that's not enough, use the up and down arrows on the boiler display to add/reduce the circulating water temperature.

With sustainability in mind, please turn the heating down to minimum in any room that is not in use. Thank you.

How to start the fireplace - BLACK

Both fireplaces will be prepared for lighting the fire. In the black fireplace, you need to leave the ash door open for the first 10 minutes and the two "knobs" on max (you will understand on the spot). Then close and adjust the knobs to the medium burning position. ATTENTION there is a smoke sensor in the room. When feeding the fire, open the ash door again, then the firebox and feed in. At night, add 5-7 briquettes, turn down both controls completely and in the morning just rake, shake (with the third knob) the ash into the ash pan and feed in. The fire will start.

It's beautiful, I recommend lighting at least the fireplace in the living room, the atmosphere is irreplaceable. You can roast a chicken in them too. Wood chips, logs and briquettes are already there.

How to start the fireplace - WHITE

The firebox in this stove is of the Nordic type - from the thicker logs to the chips and kindling on top. Once lit, it should be left slightly open for 10-15 minutes, then closed and left to burn ... Not many people are used to light these "UFO-stoves", but if you make the effort, it's worth it. All the props are available on site.

Fireplace maintenance

In addition to the traditional fireplace tools, gloves, kindling, etc., an ash vacuum is available. It is necessary to vacuum the cold ashes and then dump them into the metal bin outside the house

Water

The water is from a well that was drilled 5 years ago, the depth of the well is about 45 meters. We have the water tested every year, apart from a slightly mineral composition typical in the area, it is perfectly fine.

Garden and orchard

The garden and orchard are fully at your disposal, including their fruits, depending on the season. In May, we plant the vegetable garden that bears fruit all summer long. According to what we've noticed you have enjoyed, we keep on fine-tuning the planting. The first 14 days of July there are currants and cherries, as well as blueberries in the woods. This is followed by the season of raspberries, peas, strawberries, radishes, etc. In September plums ripen, in early October apples and pears ripen, there are several tons of them on the branches in the orchard. So don't hesitate to plan some time for making jams, dried fruits or juicing with the screw press that is in the kitchen.

Fire pit, barbecue, sausage roasting

The fire pit, barbecue grill and skewers can be found under the oak tree by the outdoor seating area. The kindling, charcoal, axe, tools and gloves can be found in the cupboard outside the entrance to the house.

The logs by the fire pit are mostly hardwood and are intended for use in the indoor fireplace. They will not burn well on the fire pit. Near the fire pit under the hazel tree you will find dry branches and loppings from the woods - we recommend using these.

Medical care in the surroundings

The nearest hospitals in the area are Rumburk and Varnsdorf. For children's emergency or dental emergency, the nearest and most reliable is Děčín or Česká Lípa. ATTENTION, children's emergency rooms usually work until 20:00-21:00, on weekends and holidays until 18:00. In other cases you need to call an ambulance.

Payments

The agreed price is a contribution to the operation and development of the place. Energy, waste, timber, management and care, insurance and more. We try to keep prices down to earth and also take into account what the real cost of a visit is (so payment is flexible according to the number of guests). We also take into account, as far as we can, the guests' actual means.

Account number: 48448808/5500

Everything is legal, so there is no problem to issue an invoice (with VAT) if necessary. We also pay fees to the city, so we will ask for the ID number of all adult guests.

We prefer bank transfer in advance, anytime between booking and the start of your stay. We do not keep deposits or cancellations, we trust you and your respectfulness.

Insurance

All houses are quite extensively insured to protect the place, ourselves and also yourself. Should any damage occur, even on your side, just let us know and we will file an insurance claim.

If by chance something smaller gets broken or damaged that doesn't run through the insurance policy, please let us know. We will restock so that other guests don't miss anything.

Trash

You will find bins for recycling in the front room. In front of the house there are two plastic bins for general waste, emptied every 14 days. Outside the front door you will find a metal bin - this one is for hot ash.
